Under Contract listing should be expired

 

Under Contract listings will not expire, even after reaching their expiration date- they will remain in the Under Contract status until the list agent closes the listing out.  Sometimes, though, a listing will be in the Under Contract status, and the expiration date has already passed, but the deal falls through and the listing needs to be showing Expired.  

There is no way for anyone, including MLS Staff, to force a listing into the Expired status immediately.  In this instance, the list agent needs to go into the Under Contract listing and change it to Active.  That will bring it back on the market and then the listing will automatically get changed to Expired right around midnight when Matrix runs its Nightly Maintenance.

If the agent does not want the listing to show BOM for very long (since the listing is technically Expired), it is recommended that they change it to Active sometime later in the day/evening so it will only be BOM for a limited time before it changes to Expired around midnight.  Or, if they change it back to Active earlier in the day, they should go in and mark it Withdrawn for the remainder of the day, and then it will expire at midnight.  That way the listing will not appear to any other Matrix user as being available for sale.
