Withdrawn vs Canceled

 

Withdrawn is a temporarily off market listing (floors are being redone, house is being painted, etc.). It still has a valid contract. This status is also used when a seller wants to cancel, however the broker is not releasing the seller of their contractual obligation. The listing will stay withdrawn until it expires.

Canceled means the contract between the broker and the homeowner is canceled and no longer valid (mutually agreed upon and 100% severed). It is a permanently off market listing.
