Selling Agent Options

In an attempt to provide more accurate information on transactions and comparables, we have added two new options for filling out the Selling Agent field when marking a listing Under Contract-CTS, Under Contract or Closed. 

1. Non-Member Agent
If the agent who represented the buyer is not a member of SmartMLS, please enter NONMEM in the Selling Agent MLS ID field. Additionally, please make sure to enter the agent’s name and license number in the blue field:

Note: you will only see this additional field on the Change to Closed form. You will still be able to enter NONMEM on the Change to Under Contract- Continue to Show and Change to Under Contract forms, but the field for the name and license number is only available when marking the listing Closed.

 

*** The name and license number information will not appear on any displays within the MLS. It is designed for SmartMLS use and is not for public consumption. ***

 

2. Unrepresented Buyer
If there was no real estate agent involved on the buyer side of the transaction, please use the code BUYER to signify the buyer was unrepresented. There is also a separate field for you to enter the source of the buyer:

Note: you will only see this additional field on the Change to Closed form. You will still be able to enter BUYER on the Change to Under Contract- Continue to Show and Change to Under Contract forms, but the field for the source of the buyer is only available when marking the listing Closed.

 

*** In the past, users were able to enter J999 as the selling agent in these scenarios. This no longer a valid entry and will not be accepted. You must either use NONMEM or BUYER, depending on the specific situation. ***

 

 

Member Agent
As always, when the selling agent is a SmartMLS member, you can search for their Agent ID by clicking the Find a Selling Agent MLS ID link directly above the Selling Agent ID field:
