When you are creating a CMA presentation in Matrix, the Pricing tab allows you to enter a recommended price to the seller:
1. Even though it appears blank while you are working on the CMA, the Notes section will autofill the following text into your CMA:
After analyzing your property, comparable properties on the market now, recent sales and comparable properties that failed to sell, I conclude that in the current market, your property is most likely to sell for...
At which point it will insert the suggested list price or range you've entered in the Suggested List Price field.
2. The Suggested List Price field allows you to enter the price or price range that you feel the property would have a legitimate chance of fetching in the current market.
