Mobile home sale not reflected in Public Records

 

Because the tax records reflect only parcel transactions, a mobile home sale will not show in the SmartMLS Public Records.

When someone purchases a mobile home, they are purchasing just the structure and not the parcel of land on which the structure resides. While they own the physical structure, they are actually leasing the parcel of land the mobile home is placed on.  The owner on the public record will reflect the owner of the land. In most mobile home parks, this is owner of the park.

Unless they have also purchased the land the mobile home sits on, the Public Record transaction data will not be updated.
