One of the SmartMLS Rules & Regulations that sometimes raises concerns is the fact that we do not allow any photos (or any other information) to be changed or removed from a listing once it has entered its final off market status (Closed, Canceled, Expired).
The main reason this policy is in place is that all listing information (data, photos, supplements, etc.) is part of the permanent record for that listing and must be kept in place to give an accurate portrayal of the property at that moment in time. Modifying any of the listing information (including photos) skews the permanent record and misrepresents the listing for anyone who may see it in the future.
When speaking specifically about photos, there are additional reasons why we do not remove or adjust any of the photos once a listing is in its permanent off market status:
- photos are an important aspect of gathering and using comparable properties, typically when doing a CMA.
- photos are instrumental in being able to track improvements (structural and cosmetic) that have been performed on a property that has been listed on the MLS in the past.
